The 2010/2011 Christchurch Earthquake sequence resulted in the demolition of significant areas of the Christchurch CBD and the loss of much of the pre-existing residential housing.  A key feature of post-earthquake reconstruction is the development of residential housing within the ‘East Frame’, to ensure that the City retains an active ‘heart’.

Tonkin + Taylor has assisted Fletcher Living in the assessment of nine ‘superlot’ sites (see figure below), of which four have been developed with a range of residential typologies. An additional two developments are under construction. The histories of these development sites have meant that ground contamination and geotechnical considerations can present significant construction challenges and costs.

Our expertise has supported Fletcher Living in its discussions with its development partner Rau Paenga (formerly CERA and Ōtākaro), to identify optimal contamination remediation and foundation design options, and through consent applications with CCC and ECan. We have supported Fletcher Living through the successful construction of these sites, by providing responsive specialist advice.
